Southside Village

Southside Village is a group of micro communities that typifies all of the desirable qualities of property developments in the “West of the Trail” category of the real estate market in Sarasota, Florida. The residential communities in this area have been so categorized to conveniently identify the homes for sale in Sarasota that are west of Tamiami Trail (US 41) and next to the Bay/Gulf Coast where there is a high concentration of facilities for recreation, shopping, entertainment, and other first class amenities.

The residences in this locality are most striking for the diversity of their architectural styles, representing some of the finest in Sarasota. This impressive mix of residential designs largely resulted from the deep historical roots of the communities in the area. For instance, McClellan Park was developed during the Florida land boom in the early 1920s. Cherokee Park, another neighboring community, was also established around that time and flourished in the post-World War II era.

In and around West of the Trail, the communities feature old style Florida bungalows, residences with Mediterranean inspiration, and Spanish-style mansions. These provide an interesting counterpoint to the modern and contemporary designs incorporated in “Sarasota School” architecture, like those found among Southside Village homes. Their exquisite tropical landscaping, incorporating bromeliads, oak and palm trees, further add to the unique charm of these real estate developments.

Among homes located “West of the Trail,” there are many excellent schools which were founded along with the establishment of the original neighborhoods. One of these is the Southside Elementary School which opened in 1926 and over the years became a magnet for families to relocate in the area because of the high standards of education that it provides. Philippi Shores Elementary, founded in the 1950s and with upgraded facilities, is another excellent school in this area.

Besides these schools, the homes for sale in the Southside Village communities have drawn considerable market interest because of the numerous facilities that congregated around the neighborhoods. One of these is the Morton’s Gourmet Market which for more than half a century has been the local favorite, be it fresh produce or prepared foods. For dining, the popular choices in the area are Sam Sneads, Libby’s or Pacific Rim, a visit to which may lead to the 5 O‘Clock Club for some after hours live musical entertainment.

The homes for sale within the Southside Village are among the most competitively priced located West of the Trail. Historically, single family residences in this community with average floor plans of about 1,600 square feet can have list prices beginning the mid $200s. These choices can include some residences of 1950s vintage which with but a few creative touches prove as charming as its community. Choices don’t stop there, intertwined among these historical neighborhoods are newer, more modern residences built on the sites where older homes once existed. The homes can easily top the million-dollar mark. Southside Village is indeed a group of neighborhoods that is evolving with the times.
